FURNACE HEATING

 

Furnaces - A furnace tune up cleans your system making it operate more efficiently saving you money on your fuel costs. Plus a tune up is a safety check which will detect any defective or damaged parts. Keep in mind that an annual tune up is recommended by all manufacturers and utility companies. It is designed to keep your system running smoothly and efficiently to save you money.

 

Boilers - Hot water boiler heating is the cleanest and most economical way to heat your home. Paul's Heating & Cooling has installed and serviced and installed boilers down to a tee. A new boiler offers environmental and safety advantages. Using less fuel and producing fewer toxic by-products of combustion, new boilers reduce the risk of carbon monoxide exposure within the home or business, and contribute to a cleaner external environment for us all.

 

Water Heaters - On average, a typical family of four will use 2000 gallons of hot water each month.     Thermostat - Check heat anticipator and ensure that it is properly set. Adjust anticipators if needed. If possible, also check or calibrate temperature readings.  
         
    Air Filter - Replace old air filter with a new filter. Look for any debris that could be restricting airflow in return. Try to inspect the face of indoor coil.  
         
    Safety Controls - Check to make sure door safety switch is operating correctly. Also check on all other auxiliary safety devices.  
         
    Indoor Coil - Check indoor coil to make sure it is not restricting airflow. Also check area for possible leaks that may decrease systems performance.  
         
    Blower Motor - Check motor amperage and compare it to motor ratings. Oil motor if needed. Check to ensure of proper motor speed.  
         
    Drafting - Ensure of proper flame. Look for signs of rust or blackage. If these signs exist then look to see if the flue needs to be cleaned or replaced.  
         
    Run Capacitor - Check microfarads on cap. Recommend replacement if it is not within 10%. Check for oil leaks or voltage drop. Replace if bad.  
         
    Limit Switches & Fan Control - Check fan control for proper cut-in. Disconnect power to blower and test upper limit switch.  
         
    Pilot/Ignition System - Check for flame quality and roll out. Look for hard ignition or any signs of delayed ignition. Check warm up time.  
         
    Thermocouple - Ensure the thermocouple is in its proper position. Look for any deterioration or crystallization that may be occurring.  
         
    Heat Strips - Check all sequencers, fan control, safety controls, limit switches, and element connections. Checks all amps through system.  
         
    Burners - Check for a solid blue flame. If orange or yellow flame appears check for cracked heat exchanger, dirty burners, or poor exhaust flow in flue.  
         
    Heat Anticipator - Ensure thermostat is properly set. If not, set to proper amperage. Wrong settings can result in system short cycling.  
         
    Heat Exchanger - Examine heat exchanger for any cracks or signs of fatigue. Shut down unit if you suspect that there may be a problem.  
         
    Crank Case Heater - Use amprobe to check that the crank case heater is functioning. If it is not, oil will begin to foam and reduce compressor viscosity.  
         
    Gas Lines - Inspect all gas lines for possible leaks. Use soap and bubbles and check commonly known areas where leaks often do occur.  
         
    Defrost Controls - Try to send unit into defrost to check its function (Disconnect motor). Inform homeowner of what they can expect during defrost.  
         
    Temperature Rise - Determine change in temperature between supply and return air. Check this with the allowable rise listed on the units rating plate.  
         
    Split Temperature - Measure split temp to ensure that unit is working efficiently. A poor split temp could indicate a bad heat strip, dirty filter, or blocked coil.

    Thermostat - Check for loose connections that may cause unit short cycling. If possible, check or calibrate temperature readings.  
         
    Compressor - Check starting amp draw along with running amps. Compare to unit ratings. Look for burnt wires at compressor terminal.  
         
    Split Temperature - Measure temperature drop as air passes through evaporative coil. Ideal temperature drop should be approximately 20 degrees.  
         
    Freon - Check system pressures to ensure the proper charge on unit. If the system needs more than 2 lbs. do not add freon until leak is found and repaired.  
         
    Air Filter - Replace old air filter with a new filter. Look for any debris that could be restricting airflow in return. Try to inspect the face of indoor coil..  
         
    Condenser Motor - Check amp draw against max ratings. If needed, oil motor. Check for loose bearings or damaged fan blade.  
         
    Air Distribution - Ask customer how airflow is throughout the home. If airflow is restricted, examine supply and return ductwork plus plenum.  
         
    Condenser Coil - Check temperature split on coil. Should be approximately 30 degrees. Ensure coil is clean of debris and fins are not damaged.  
         
    Air Ducts - Make sure air ducts are clean and free of any growth. Look for signs that may indicate leaks in ducts. (Cold air in attic or insulation In ducts)  
         
    Blower Motor - Check amp draw against max ratings. If needed, oil motor. Check to insure blower wheel is clean and free of bacteria build-up.  
         
    Disconnect Box - Make sure all connections are tight. Look for signs of metal fatigue or signs of overheating (Bluish-Green). Replace if Necessary.  
         
    Evaporative Coil - Check and make sure both sides of coil are clean. Dirty coils cause poor system performance and early breakdown. Also poor IAQ.  
         
    Fuses - Check on fuse condition. If fuse is swollen or bad, check disconnect box for loose connection or leaks that may be permitting water inside.  
         
    Condensate Drain - Make sure drain is free of debris and bacteria growth. Check PVC for lose or cracked parts. Look for overflow signs (Rust).  
         
    Contactors - Check switch for worn or pitted points. Check part for possible discoloration or burnt wires. Replace part if worn.  
         
    Plenum - Make sure plenum (Elbow) is sealed correctly and that no air is escaping to the outside. 8 out of 10 elbows leak, usually underneath.  
         
    Start Kit/Relays/Transformers - Inspect all parts for loose wiring or worn out parts, and ensure parts are securely mounted.  
         
    Insulation - Check the insulation by blower to make sure it canÕt be sucked in. Also check tubing on suction line. Worn Insulation effects system efficiency.  
         
    Run Capacitors - Check microfarads on all caps. Recommend replacement if they are not within 10%. Check for oil leaks or voltage drop. Replace if bad.
    Safety Controls - Check to make sure that the oil safety and high-pressure controls are functioning properly. Be sure that no one has disconnected them.

Paul's Heating & Cooling has affordable alternatives to costly HVAC repairs. Our highly skilled staff and engineers are highly specialized in the repair and maintenance of your HVAC systems. Each technician is equipped with a fully stocked service truck, therefore repairs can be completed as efficiently as possible and our technicians are uniformed and expertly trained in the HVAC field.

 

Our experience in the residential field allows us to perform a variety of services to residential property managers and owners. We offer Maintenance Programs to fit every need whether it’s changing filters or handling emergency service calls 7 days a week. We offer priority service 7 days a week. Our standard labor rate is $62 per hour in residential. However, on our Maintenance Programs you receive a 20% discount on all parts and labor. This means you would only be charged $50 per hour for repair service, not to mention the money you save by never paying a trip charge (a $20 savings). That’s right, there is no charge for initial travel time, even on weekends or holidays. You only pay for replacement parts used and the labor to install it. Think of the money you will save on those service calls where the thermostat is not being used properly, the breaker tripped, or a blown fuse. In many cases, our service manager is able to fix many problems over the phone in a quick and efficient manner.

 

Our Maintenance Programs can be tailor made to fit your needs depending on the size and quantity of your units. For most equipment owners, two check-ups per year is adequate and our basic program should be sufficient if you change your own filters.
